As our new Damp and Mould Team Leader, you'll lead a specialist operational team responsible for diagnosing, managing and resolving damp and mould issues across our homes. You'll have a direct impact on customer wellbeing, service performance and compliance, while supporting and developing a team committed to delivering excellent outcomes.

What will you be doing?

Reporting into the Repairs and Maintenance function, you'll lead a team of First Responders, Multiskilled Operatives and Technical Surveyors delivering Yorkshire Housing's specialist damp and mould service. You'll be responsible for ensuring cases are managed effectively, safely and within required timescales, while maintaining a strong focus on customer experience.

You'll provide day-to-day leadership and support to your team, creating an environment where colleagues feel trusted, valued and empowered to deliver their best work. You'll identify development opportunities, provide coaching and technical guidance, and ensure the right skills and resources are available to meet service demand.

Operational performance will be a key part of your role. You'll use data, insight and reporting to monitor KPIs, identify risks and opportunities, and drive continuous improvement. You'll work closely with Resource Planning and colleagues across the business to overcome operational challenges and ensure customers receive a responsive, reliable service.

You'll also take ownership of complex customer cases and complaints, helping to achieve positive outcomes while balancing customer needs, quality standards, compliance requirements and value for money. Alongside this, you'll oversee the performance of specialist contractors and ensure all activity is delivered safely and in line with industry standards and legislation.

This is a varied role where no two days are the same. You'll be comfortable moving between operational problem-solving, people leadership, customer-focused decision making and performance management, all while helping Yorkshire Housing continually improve our approach to damp and mould management.

Who are we looking for?

We're looking for an experienced and customer-focused leader who can balance technical expertise with strong people management skills. You'll have a solid understanding of building pathology and the factors that contribute to damp, mould and condensation issues, with the ability to lead investigations that identify and address root causes rather than short-term fixes.

You'll be someone who enjoys developing others, takes ownership of challenges and can make confident decisions in a fast-paced operational environment. Most importantly, you'll share our commitment to providing safe homes and excellent outcomes for customers.

The rest would be great too:

  • Experience leading, coaching and developing operational or technical teams.
  • Strong knowledge of damp and mould, condensation, building defects and building pathology, ideally gained within social housing or a similar property environment. You'll be naturally curious and driven to identify the root cause of issues rather than simply treating symptoms, ensuring long-term, sustainable solutions for customers.
  • Understanding of relevant legislation, industry standards and best practice relating to damp and mould, including awareness of Awaab's Law and its impact on the housing sector.
  • Experience managing customer complaints, complex cases and delivering customer-focused resolutions.
  • Knowledge of housing disrepair, litigation or insurance claims relating to damp and mould would be advantageous.
  • Excellent organisational skills with the ability to manage competing priorities and changing service demands.
  • Experience monitoring performance, managing KPIs and using data to drive improvement and inform decision-making.
  • Confidence managing contractor performance and working collaboratively with internal and external stakeholders.
  • Strong understanding of health and safety requirements and compliance obligations.
  • Excellent communication skills and the ability to explain technical information clearly to a wide range of audiences.
  • A recognised professional qualification such as MCIOB or MRICS would be desirable.

The fine print

  • Basic DBS check required
  • This is an agile role, typically split between home working and regular travel to collaborative meetings and customer homes across Yorkshire. You'll spend several days each week on site supporting colleagues, inspecting cases, engaging with customers and maintaining a visible operational presence within the service.
  • There may be an occasional requirement to work outside normal hours and respond to emergency situations when required.
